Building Conversion and Renovation

Tenacre Court is a former warehouse and commercial showroom repurposed to deliver high-quality residential accommodation.

The existing building featured two very different internal layouts, including small offices and large open-plan storage spaces, presenting a unique challenge for Mullery Architects to reinterpret the structure for modern living while respecting its original character.

The conversion required careful navigation of existing load-bearing columns, walls, and circulation cores to limit demolition and minimise the carbon footprint.

The design introduced a central corridor flanked by apartments on either side, optimising access to natural daylight through retained and newly formed windows.

Attention was given to preserving and enhancing the building’s distinctive architectural features — including large porthole windows, triangular dormer roofs, oversized glazing, and dark timber cladding — to maintain the building’s character while creating visually engaging residential spaces.

The project also maximised the building’s footprint by adding a new level of accommodation within the rectangular wing parallel to the A20 (Ashford Road).

Skylights were introduced throughout habitable rooms, circulation areas, and staircases to improve daylight, enhance wayfinding, and ensure a bright, inviting environment.

The completed building conversion and renovation transforms Tenacre Court into a vibrant, high-quality residential development.

Retained architectural features give the building a distinctive identity, while the sensitive reconfiguration of interiors provides practical, light-filled apartments that cater to contemporary living.

The project balances heritage, functionality, and sustainability, delivering a striking example of adaptive reuse that honours the building’s past while creating a thriving modern community.
